| Frequently Asked Questions 1. HOW DO I OBTAIN A COPY FROM THE REGISTRY? There are various ways to obtain copies from Carroll Registry of Deeds. General Public: Print copies directly from this website: go to "Click here for free search of County Records." Accept the Disclaimer. Search for the document(s) you need by either name or book and page. If you are searching by name, click on the "Image" icon to open the document. Click "Add to Basket." Click on the basket - choose Payment Method "Credit Card" and click on "Download Checked Items." OR Send us a note indicating name of the grantor(s)/grantee(s) of the document and the book and page where the document is recorded. If you need assistance with this, please call. Please enclose a check made payable to the Carroll County Registry of Deeds with the appropriate copy charge and postage fees or self-addressed stamped envelope. Click here for copy charges. Internet Subscriptions: Holders of internet subscriptions will have the ability to print copies directly from the Carroll Registry website. Information can be found at the Account Information page. 2. HOW DO I ADD OR CHANGE A NAME ON MY DEED? Once a document is recorded with the Registry of Deeds it is a part of Carroll County official land record. Once a document is recorded, it cannot be altered. To change or add a name to a deed, we suggest you consult a lawyer who may prepare and record a new document which would change or add the name. 3. HOW DO I FIND A PLAN OF MY LAND? If a plan is recorded, you would find the plan indexed under the name or title of the plan. Search the grantor index and the plan index under the name of the owner(s) of the property and/or the name of the subdivision or condominium. Not all properties have been surveyed with recorded plans. If your property is part of a subdivision, a plan may be recorded. If a former owner had the property surveyed, search the former owner(s) name(s). 4. I NEED TO KNOW HOW MUCH I PAID FOR MY PROPERTY. CAN YOU TELL ME? When you purchased the property, you paid a transfer tax based on the selling price. The tax rate has changed over the years and a schedule of the various rates is available by visiting the State Transfer Tax page. The date of the deed will determine the rate at the time of your purchase and the tax stamp can be converted to a selling price. 5. I HAD LIEN AGAINST ME WHICH HAS NOW BEEN PAID AND WAS TOLD YOU WILL RELEASE ME. We do not originate any records here, our function is to record documents brought to this office. An original release must be obtained from the party that placed the lien against you. This release may then be recorded with the Registry. A researcher would find the lien has been satisfied once the release is recorded. 6. I WANT TO KNOW WHO OWNS A PIECE OF PROPERTY. YOU HAVE ALL THE LAND RECORDS, CAN YOU TELL ME All records in the Registry are indexed by owner’s name, not a property address. You must have a name and if not, then you should contact the assessor or the town tax collector where the property is located. They will have the property owner’s name listed for that property. 7. HOW DO I VERIFY PROPERTY OWNERSHIP AND TAX PAYMENTS? Questions concerning town taxes should be addressed to the Tax Collector in the town where the property is located. Taxes are collected at the local level. 8. HOW DO I GET A COPY OF MY PLOT PLAN? Survey plans, floor plans and site plans are recorded with the Registry of Deeds. Plot plans are not recorded at the Registry of Deeds as they are for mortgage purposes and may or may not have been required by a lender at the time of your closing. Please check your closing documents. 9. HOW DO I SEARCH FOR A DEED OR DOCUMENT IN THE INDEX?
