| History: The Carroll County Registry of Deeds was established by act of the New Hampshire Legislature in 1840. Between 1769 and 1840, all towns, except for Bartlett and Jackson, came under the jurisdiction of Strafford County, New Hampshire. Between 1769 and 1840, Bartlett, Jackson and the two unincorporated areas of Hart’s Location and Hale’s Location came under the jurisdiction of Coos County, New Hampshire. Prior to 1769, the Province of New Hampshire came under the jurisdiction of Norfolk County, Massachusetts Bay Colony. All land records for New Hampshire that had been recorded in Norfolk County were brought to Exeter which had become the county seat for Rockingham County, New Hampshire. Therefore, early land records for all of New Hampshire are to be found in the Rockingham County Registry of Deeds. The earliest documents were recorded in 1643. The Carroll County Registry of Deeds is a recording office for documents relating to real property. The Registry records, maintains and preserves, in an archival format, all documents related to real estate from 1840 to present for the 19 towns and unincorporated locations in Carroll County. These are the official records including, but not limited to: deeds, survey plans, powers of attorney, mortgages, condominium documents, town tax liens, State of New Hampshire liens, Internal Revenue Service liens, writs of attachment, association liens and releases of discharges of the various liens. All recorded documents are available to be seen by the public during regular business hours. Many people, such as attorneys, title abstractors, paralegals, land surveyors, real estate agents, historians, genealogists, architects, town and other governmental officials make use of the record at the Registry of Deeds office for one reason or another. Our staff is always willing to help the general public use our resources. Records can be viewed through this website and in bound books and on computers at the Registry of Deeds, located on the first floor of the Carroll County Administration Building at 95 Water Village Road (Route 171) in Ossipee, New Hampshire. Documents are recorded in time sequence and have an individual book and page reference stamped on each page in the order in which they were recorded. The computerized indexing system searches for instruments by Grantor (seller) and Grantee (buyer). Property records cannot be found by street or address location.
